Welcome to this gorgeous New Braunfels Getaway in the heart of downtown New Braunfels!

Immaculate private backyard has a grill and several covered swings, ideal for entertaining. Walk over to the Union Station for a breakfast taco, or get a snowcone on the corner by the Tube Chute. Shop for the latest swim wear at Ducky\'s or eat at Pat\'s Place next door. White Crane Massage and the Retreat are two elegant day spas next door. Bougan-Villa, a two story, 5B/3B estate that sleeps 16.

The upper level is a three bedroom and two bathroom with a living area and full kitchen. Two bedrooms each have a double, the third bedroom is larger with two queen beds. The middle level is a charming sunroom overlooking the immaculate backyard. The sunroom is spacious and has two red chairs that turn into twins. Off the sunroom, there is a sunken bedroom two daybeds with trundles to sleep 4. Off the middle level, there is another multi purpose room with a set of bunk beds. A door connects to the lovely downstairs level that opens onto an open tiled sunroom. Rose Cottage is an adorable one bedroom that can sleep four next door and can be rented with Bougan-Villa.

The location is ideal for tubing the Comal River which is within walking distance of the Tube Chute and the Comal River. No permit parking needed! Bougan Villa caters to family gatherings and corporate retreats. We have an absolutely zero tolerance for large parties and boisterous behavior. No more than 8 cars at a time, no foul language, no music or noise after ten p.m. There is a $50 charge per person or vehicle per night for guests who exceed our limits. The deposit will not be refunded if we have complaints from our neighbors or the police are called. We value our relationship with our neighbors and our goal is to peacefully coexist with them.

Area Attractions: The Texas Hill Country is known for it\'s rivers, historic villages, great Mexican, German and BBQ cuisines. Tubing the Guadalupe from Canyon Lake to Gruene, Texas. Boating, jet skiing, wake boarding and fishing are the favorite water sports at Canyon Lake and Lakes Dunlap, Placid, McQueeney. Canyon Lake Vacation Homes are either waterfront or perched high up on the Canyon Lake hills for incredible views. River Road Vacation Homes are on the Guadalupe River surrounded by river outfitters who can guide river rafting trips, tubing expeditions or fly fishing fun. Downtown New Braunfels has vintage shopping for antiques, clothing, fun gifts and wonderful restaurants such as Huisache Grill. Schlitterbahn Waterpark is the number one rated waterpark in the nation according to the Travel Channel. Landa Park has two swimming pools, playgrounds, swimming holes, golf, miniature train station and golf and numerous road races such as the Jingle Bell Run (begun by Susan Phillips, the owner of A1Vacation New Braunfels) and the Wurst Five Mile Run. The Comal River is a two mile spring fed river which stays the same temperature all year round and is known for scuba diving, snorkling and the wild and crazy Tube Chute. Natural Bridge Caverns and Wildlife Ranch are fun for the kids as well at the McKenna Children\'s Museum. Numerous museums are in the downtown museum district of New Braunfels.
