Easy access via main entrance to comfortably furnished spacious living/dining area with fireplace, cathedral ceiling with ceiling fan and large skylight; onto expansive two level mahogany deck. A few wide gradual steps provide easy access to each deck level, outdoor hot and cold shower, or large private yard.

Day-light lower level provides second comfortable sitting or TV viewing area with wood stove, open activity area with games, ping pong, air hockey, and bumper pool, enclosed laundry area, and sliding door to outside patio.

We provide Broadband Wired and Wireless Internet, HDTV, expanded cable television, large propane gas grill for outdoor cooking, rubbish pickup, and professional lawn maintenance.

Due to owner allergy and repeat tenants with allergies, pets (of any type or any size) are absolutely NOT PERMITTED and we restrict rentals to NON-SMOKERS..

Our maximum occupancy is limited to six (6) persons and our rental agreement stipulates that the property shall not be used for any function or gathering of more than the maximum number of occupants without our prior written permission.

Our weekly rental rates listed by season provide discounts relative to our peak season weekly rate. One week minimum rentals. Saturday to Saturday in season rentals.

Our home was Custom Built Home for Year Round Living. Expansive southern exposure deck and finished walk-out basement. Large private side yard has perimeter screened with tall Leyland Cypress trees. Near acre lot with town water and Title 5 septic.

Quiet residential area of newer year round homes with paved roads, underground electric, telephone, and cable lines. Multi-zone natural gas heating system with forced hot water baseboards.

Large Andersen skylight window and 8 ft. sliding door flood living/dining areas with natural sunlight creating a bright and comfortable home during each season.

A spacious finished day-light lower level that provides a second sitting area with expanded cable HDTV TV, an open activity area with game table, bumper pool table, air hockey, and ping pong table, and walk-out to the patio area under the deck that includes an outdoor hot and cold shower.

A separate enclosed laundry room is equipped with washing machine and gas dryer, iron and ironing board.

Chatham Activities and Attractions: Chatham Lighthouse, Chatham Maritime Festival, First Night Celebration, Railroad Museum, Fish Pier Observation Deck, First Grist Mill in Godfrey Windmill at Chase Park, Atwood House Museum, Chatham Band Concert on Friday nights during July and August.

Our Chatham Athletics play in the Cape Cod Baseball League. Excursion trips to Monomoy Island or ferry to Nantucket Island. Tourist enjoy seeing fishing boats unload at the Chatham Fish Pier, and often see harbor seals eagerly swimming close by.

Warm water beaches of Nantucket Sound are ideal for swimming. Popular Ridgevale Beach, located between Hardings Beach and Cockle Cove Beach, is enjoyed by families with small children. With a town beach pass (daily or weekly), you can park an any of town beaches.

Since Chatham is located on the Elbow of Cape Cod, you can easily day trip West to Bass River, Hyannis, and Cape Cod Canal or North to the National Seashore, Truro, and Provincetown. A short ride across the Cape to Brewster brings you to Kings Highway where you can travel this scenic route West along Cape Cod Bay through several towns to Sandwich.

Chatham offers a central location from which to begin touring Cape Cod. We are less than 1 mile from a Park and Ride lot at the bicycle trail that winds through Cape towns Harwich, Orleans, Eastham. Nearby Chatham airport hosts small planes that offer excursion rides.

Comfortably Furnished and Well Equipped: Our home is furnished and well equipped for your comfort and enjoyment.

A 32 in. flat screen HD color TV in the living room with digital cable that includes on-demand viewing of past broadcasts and selected free movies. A 25 in. color TV with a DVD and VHS player in the second sitting area with extended basic cable. Our Xfinity digital and extended cable service provide a wide selection of channels.

Additional equipment includes; stereo CD player, portable telephone, automatic telephone answering machine, and clock radio in each bedroom. We provide bed linens, towels, bath mats, etc., and equipment for quests to use at the beach, including beach towels, chairs, umbrellas, and a cooler on wheels.

Our Chatham MA home was custon built in 1982. We especially enjoy our southern view of the expansive saltmarsh with Cockle Cove and Creek. The scene changes with varying color of the salt marsh. We love to watch a varitey of birds which frequent the area and small ducks who splash in the creek. It's very tranquil with a relaxing on-shore sea breeze from Nantucket Sound. We love the Town of Chatham, Main Street, Band Concert, Fish Pier, Chatham Lighthouse, museums, and wonderful seafood. We enjoy the beachs, golf, band concert, and history of Cape Cod.

Our Bonita Beach Florida home was custom built in 1987. We have enjoyed many vacations there with opportunity to celebrate holidays with family members. We find the tranquil setting on Estero Bay to be very relaxing. We thoroughly enjoy the watching dolphins, manatee, and various fish swim by our private dock, as well as seeing the beauty of this mangrove preserve with various tropical birds and plants.

Occupancy Policy:

Booking Policy:

We coordinate rentals to book with flexible turnover days and flexible check-in and check-out times to comply with state and local Covid19 guidelines and recommendations to maintain sufficient time to clean and disinfect between rentals.

Because extra time is required to properly clean and disinfect between rentals, we prioritize booking multi-week rentals as we wish to minimize our number of summer turnover days. �We will delay committing to a 1-week rental until our schedule for multi-week rentals is established.�

Upon receipt of the tenant�s contact, occupancy, and lessee(s) information, we provide a rental agreement for the tenant�s review.�

Upon our receipt of the rental agreement with the lessee(s)�s signature(s) and payment, we promptly date and sign the rental agreement as lessor(s) and return a fully executed rental agreement to the tenant.� Only upon the tenant�s receipt of the fully executed lease is the tenant�s reservation confirmed.

Cancelation Policy:

As owners of a private residence, once a rental agreement is executed, our cancellation policy is strict.� If a rental is canceled after a rental agreement is executed, we would immediately make every effort to rent our home to another party.

If a replacement rental agreement is executed for the same term and rate, we would return to you the amount paid minus a re-booking fee of 10% of the total rent.

If a replacement rental agreement is executed for a shorter term or lower rate, we would return to you the amount paid minus (difference between original total rent and replacement total rent) minus a re-booking fee of 10% of the original total rent.

Payment Policy:

We request a deposit of 1/2 the total rent upon reserving time.� We request the balance (1/2 the total rent), MA lodging tax, refundable security deposit, and the cleaning and linen fee) two months�before the rental begins.

We also take a $400.00�REFUNDABLE�security deposit on each rental to cover any damage (beyond normal wear and tear), telephone charges beyond the service provided, or any required extra cleaning.

We accept payment for US funds by check, or by deposit or wire transfer to our checking account.� We are not equipped to accept credit card payment directly but are able to receive payment through PayPal which would require an additional cost to you of 3% of any�payment.

Rate Policy:

We offer a discounted rate for extended stays (except during Peak Season).

The rate includes all utilities (gas, electric, water), local telephone service, extended basic cable television and wireless broadband Internet service.

Tax Policy:

We collect and remit all applicable state and local tourist tax.

Cleaning and Linen Policy:

We provide linens and towels (bath and beach).� Our cleaning and linen fee is $200.00 for 1 or 2 occupants, $250.00 for 3 or 4 occupants, $300.� We personally inspect the property between tenants and ensure that the property is thoroughly cleaned to our standards and everything is in proper order for the incoming tenant. We expect tenants to leave the property suitably neat and clean per check-out instructions.

Covid Policy:

During Covid19, we've established rental guidelines and procedures for compliance with MA and Chatham guidelines and recommendations).

The total lodging tax for any vacation rental (less than 32 days) of our Chatham home is 14.45%. The MA Department of Revenue dispenses the collected tax as follows: Commonwealth of Massachusetts: 5.7%; Town of Chatham: 6.0%; Cape and Island Wastewater: 2.75%

Our cleaning and linen fee is $250.00 for 1 or 2 occupants, $300.00 for 3 or 4 occupants, $350. We personally inspect the property between tenants and ensure that the property is thoroughly cleaned to our standards and everything is in proper order for the incoming tenant. We expect tenants to leave the property suitably neat and clean.
