We are new to HomeAway however we are Super Hosts on other rental sites. I assure you we will do anything we can to make sure you have a great stay with us. 
This Listing is for the Primary Main House Bedroom on our Property. See our property layout in the images.  
We do rent the whole property privately, however, this listing is for the Main House only and you may have other guests staying on the property in one of the other houses. 
This way we make it more affordable for all to enjoy.
2 Hammocks on your private bedroom balcony make this the ideal hang out spot to watch the sunsets and feel the warm ocean breeze every evening.
 
GREAT LOCATION TO GO SURFING OR BODYBOARDING!  Its a hidden Gem of a location no one knows about. 
 
There are three houses on the property.  The Main House bedroom is on the second floor. The balcony catches the most amazing sunsets over the Pacific every night. (See Images)
 
The main house has a large bedroom with bathroom that was just redone with rainfall showerhead and all new sink and fixtures.  It has hot water and we supply shampoo, conditioner, and soaps.  The bed is King Size and we have a draping net that covers the bed to keep out insects if you like to keep the doors to the balcony open at night.   The house is the perfect distance from the ocean to hear the waves crashing and lull you to sleep every night.  Close the doors and it can be quiet.  We have 2 hammocks on the balcony to watch over the beach and ocean all day and night if you choose.
 
In the front yard is our dipping pool which is about 5 ft deep. Next to it is our Jacuzzi.  
In back of the Main House are the two Casitas that we also rent out. We can either rent out the property completely private or rent each of the 3 houses separately as a share. If your interested in a Casita or the whole property please contact me or find our other listings. Each Casitas have double beds and on the second floor have bunk beds that sleep 4 guests each. Each casita has its own shower and bathroom. We have also another bathroom in the main house ground level where the kitchen and cafe area is. There is also another bathroom in one of the front yard bungalows. In total there are 5 bathrooms. All bedrooms have ceiling fans as well as personal fans to keep you cool at night.  We do not have A/C.
 
The Ground floor to the main house is where the kitchen and cafe area is. This area, when the property is rented in parts, is the common area kitchen and cafe area for all guests to use freely.  There is a possibility if you rent this listing that you will share the property with other guests in the other casitas.  However, this is for the Primary Bedroom which is private.
 
Our property is surrounded by a 10 ft wall and we have a private area within the property for parking your vehicles.  
We have a 24-hour groundskeeper named Yerling who lives in an additional casita near the back gate entrance. He is there to maintain the property and to help you with anything you may need.

Please note, we do have security cameras throughout the common areas of the property for yours and our protection.   
 We do have a R/O Water purification setup in the kitchen for plenty of drinking water. We do not suggest drinking the water out of the normal taps. 
 
The Ocean directly in front of the property is lined with rocks. We suggest if you are to go swimming directly out front to wear shoes. A short 3 minute walk to the left as you walk out to the Beach and you will find Sandy beaches for a Mile.
 
In the past we have had guest concerned that the water in the pool is dirty. However, please note that the color of the pool walls are painted a different color under the water line. Its is a Turquose/ Green color and the rest of the pool outside the water is a Baby Blue Color. The water is not dirty.  Its just the color of the pool walls :)
 
Additionally.  Nicaragua is a 3rd World Country.  Do your research on Nicaragua and Pochomil before you come. Do not expect the area to be like Miami Beach.  You will see chickens and pigs walking freely and there are not the standard 1st world accommodations in the area.  Personally I love this about the area but there are some people and groups that this is not their thing.  If our location was in the states the rates would be 5 times higher.  Be reasonable with your expectations and keep them in alignment with where you are choosing to visit.  If your concerned about everything being spic and span and super clean at all times.. This is not the place for you.

We suggest you have a rental car from the Airport or your own transportation. The roads are all paved with the exception of the last 200 yards to the Beach House. This area is a dirt road. Managua Airport is 45 min to 1 hour away depending on Traffic and time of day. The roads to and from Managua once outside Managua are scenic and well maintained roads. The City of Managuas traffic is not great and is not enjoyable at all. Its about 15 minutes to get thru Managua and get to the country roads.
 
We will be happy to order you a car service should you need.  Cars to and From the Airport are around $65 - 80.
On one side is a vacant lot and the other is a small Ranchhouse that has occasional residents. The area is quite calm and peaceful and you will usually hear nothing but the rolling of the ocean waves
 
The closest airport is in Managua. Its a 1 hour 15 minute car ride from the airport.  There are two main roads that you can travel by.  One is a more straight and direct route and the other is more scenic and windy roads thru the mountains.  We can advise you directions based on your preference.
 
all Roads are paved and well maintained up until about 1000 ft before you turn to our  location.  for about 1000 ft you will drive on a small dirt road to the beach.   You will arrive to us and our groundskeeper will open the gate for you to help you
